Insurance Claims in Liverpool: What We See

Liverpool's Georgian terraces, converted warehouses and busy rental market all shape how a claim is handled on Merseyside.

Georgian terraces and listed buildings

The Georgian Quarter around Rodney Street is lined with Georgian townhouses, many of them now divided into flats, and the warehouses of Ropewalks have followed the same path. Liverpool has more than 2,500 listed buildings spread across 36 conservation areas, including the Duke Street Conservation Area around Ropewalks.

Repairs to listed property can need listed building consent from Liverpool City Council, and an insurer's first offer does not always allow for the extra time and specialist materials involved. We make sure the reinstatement cost reflects what the building actually needs.

Surface water flooding

On Merseyside, far more homes are at risk from surface water than from rivers or the sea. The Flood Hub puts 136,892 properties at some level of surface water risk, against 6,318 at risk from rivers and the sea combined, with Liverpool and Sefton carrying the highest numbers. During Storm Christoph in January 2021, the River Alt burst its banks in Maghull and Lydiate, and a severe flood warning covered 439 properties.

When drains back up in a downpour, contaminated water can enter a home within minutes. Our flood damage claims page explains what to record and why it matters.

Sandstone ground and old mine workings

Much of Liverpool is built on sandstone, the same stone used to build the Anglican Cathedral, which gives the city a different ground profile from clay-based cities such as London. The British Geological Survey still notes local instability from old mine entries and shallow workings, and St Helens sits on the South Lancashire Coalfield.

If cracks appear, the cause has to be pinned down first. Where past coal mining is to blame, the claim normally goes to the Mining Remediation Authority, formerly the Coal Authority, rather than to your home insurer.

Student lets and landlord claims

Liverpool's universities support a large private rented sector of shared houses and flats. For a landlord, one incident can involve damage to the building, loss of rent and delays getting access for repairs, and each needs claiming under the right section of the policy. Our landlord claims page covers how we approach it.
