Our Manchester Office

Where to Find Us in Manchester

Our Manchester office is on the first floor of Swan Buildings, 20 Swan Street, M4 5JW. Swan Street runs along the edge of the Northern Quarter, with Ancoats, often described as the world's first industrial suburb, immediately to the north-east.

The building sits on the boundary of the Smithfield Conservation Area, a few minutes' walk from Shudehill Interchange and the Manchester Arndale. Manchester Victoria station and the National Football Museum are a little further west.

Manchester is one of our regional offices, so it does not have its own phone line. Manchester enquiries come through our main number, 020 3410 8351, or our contact form, and our loss assessors visit the property to inspect the damage and negotiate with the insurer's loss adjuster for you.

Insurance Claims in Manchester: What We See

Manchester's converted mills, modern apartment towers and riverside suburbs each bring their own problems when something goes wrong. Here is how that plays out in a claim.

Mill conversions and city-centre apartments

Ancoats' historic cotton mills are now homes. Murrays' Mills, begun in 1798 and recognised as the world's oldest surviving steam-powered cotton mill, and Royal Mills have both been turned into apartments, and the Northern Quarter has seen warehouse-to-flat conversions since the 1990s. Newer towers around Deansgate and Spinningfields add a large stock of modern flats.

In a block of flats, an escape of water rarely stays in one home. Water from one apartment can reach the flats below and the common parts, and the buildings policy is usually held by the freeholder or management company. We establish which policy covers each part of the damage so that nothing is missed. Our burst pipe claims page explains the process.

River flooding on the Irwell and the Mersey

On Boxing Day 2015, during Storm Eva, the River Irwell burst its banks in Salford and flooded hundreds of homes in Lower Broughton and Kersal. In January 2021, Storm Christoph brought severe flood warnings for the River Mersey at Didsbury and Northenden, where the Didsbury flood storage basin helped protect around 3,000 properties.

Flood claims turn on detail: how high the water rose, what has to be stripped out and how long the building needs to dry. We record all of it before the insurer's figures are agreed. See our flood damage claims page for more.

Old coal workings and ground movement

The British Geological Survey records subsidence linked to abandoned coal workings in the north and east of the Manchester district, including around Swinton, and the City of Manchester Stadium stands on the site of the former Bradford Colliery. Clay-rich ground brings a separate shrink-swell risk.

The cause decides where the claim goes. Damage from past coal mining is normally handled by the Mining Remediation Authority, formerly the Coal Authority, under the Coal Mining Subsidence Act 1991, while clay shrinkage is usually a claim on your own buildings insurance. Establishing which applies is one of the first things we look at.

Conservation areas and listed buildings

Swan Street sits on the edge of the Smithfield Conservation Area, one of three designated in 1987, and Ancoats has had its own conservation area since 1989. Manchester has 844 listed buildings. Repairs to a listed building can need listed building consent from Manchester City Council and matching traditional materials, which affects both the cost and the timescale of a claim.

Frequently Asked Questions

Does your Manchester office have its own phone number?

No. Manchester is one of our regional offices, so calls go to our enquiries line on 020 3410 8351, Monday to Friday, 9:30am to 5:30pm. You can also send the details through our contact form at any time.

Could cracking in my home be caused by old coal mining?

In parts of Greater Manchester it can be. The Mining Remediation Authority, formerly the Coal Authority, handles claims for damage caused by past coal mining, so it is worth establishing the cause before a claim goes to your home insurer.

What should I do after flood water gets into my home?

Make the property safe, photograph the water level and the damage before anything is moved, and tell your insurer as soon as you can. Keep receipts for any emergency costs. We can then assess the loss and handle the claim with your insurer.

Where is your Manchester office and how do I get there?

The office is at First Floor, Swan Buildings, 20 Swan Street, Manchester M4 5JW, around five minutes' walk from Shudehill. The directions links on this page open the route in Google Maps or Apple Maps. Please call 020 3410 8351 before you travel, as most claims are handled at the property.

Do you cover the whole of Greater Manchester?

Yes. We cover all ten boroughs, from Wigan and Bolton to Stockport and Tameside, and our loss assessors travel to properties anywhere in the UK.
