Loss Assessor London

Home Claims Assist is an independent loss assessor in London, working for policyholders rather than insurers. From our office on Barking Road in Newham, we manage home and business insurance claims across the capital, from flash flooding and subsidence to fire and escape of water.

Our London Office

Where to Find Us in London

Our London office is at 536 Barking Road in Plaistow, E13, on the stretch of Barking Road between Plaistow and Upton Park in the London Borough of Newham. It is one of our two offices with its own direct line, 020 3410 8351.

Plaistow Park and Newham University Hospital are both a few minutes' walk from the office, and Queen's Market on Green Street is a short walk north towards Upton Park, close to where West Ham's old Boleyn Ground stood.

Most of the work on a claim happens at the property, not in the office. Claims start with a phone call or our contact form, and our loss assessors travel to homes and businesses across London to inspect the damage, gather the evidence and deal with the insurer's loss adjuster on your behalf.

Getting to our London office

Insurance Claims in London: What We See

London's housing, ground and drainage all shape how a claim plays out here. These are some of the problems policyholders in the capital run into.

Flats, leasehold and shared buildings insurance

More than half of the homes in Newham are now flats or maisonettes. The share rose from 46.4% in 2011 to 54.6% in 2021, the biggest increase of any local authority in England and Wales. Across London, around 62% of flats are leasehold.

That matters when something goes wrong. In a leasehold flat the buildings policy is usually arranged by the freeholder or managing agent, while your own policy covers your contents. A leak from the flat above or a fire in a converted terrace can involve several policies, so we work out which policy responds to which part of the loss before anything is submitted. Our pages for homeowners and landlords explain how we approach each.

Flash flooding and basement homes

On 12 and 25 July 2021, intense rain overwhelmed London's drainage twice in two weeks, and more than 2,000 properties flooded across 24 boroughs. The Environment Agency now puts almost 320,000 London homes and businesses at high risk of surface water flooding, including at least 56,000 basement homes.

Surface water rises quickly and the water is often contaminated, so drying out, stripping out and alternative accommodation all need agreeing with the insurer early. Our flood damage claims page explains how we record this kind of loss.

London Clay and subsidence

Newham sits on London Clay, with river gravels and softer alluvium in the lower-lying parts of the borough. Clay shrinks as it dries in hot weather and swells when it is wet again, and nearby trees can make the movement worse. The British Geological Survey projects that more than a quarter of London's properties could be affected by shrink-swell by 2070.

Subsidence claims are costly and often disputed. The Association of British Insurers reported a record average domestic subsidence claim of £20,000 in the second quarter of 2026, after the warmest spring on record in England and Wales. Insurers look hard at the cause, the age of the cracking and the role of trees or drains, so the evidence needs to be right from the start.

Storm damage to older roofs

When Storm Eunice arrived on 18 February 2022, the Met Office issued a red wind warning covering London, with gusts above 90mph in exposed places, and the storm tore through the fabric roof of the O2 across the river in Greenwich. Original roofs, chimneys and parapets on older terraces are especially exposed in high winds, and insurers often argue that wear and tear, not the storm, caused the damage. Our storm damage claims page covers how we answer that.

Frequently Asked Questions

Do you cover all of London or just East London?

All of it. Our London office is in Newham, but our loss assessors travel to homes and businesses in every London borough, and anywhere else in the UK. You can start with a call to 020 3410 8351 or through our contact form.

My flat was damaged by a leak from the flat above. Whose insurance pays?

Often more than one policy is involved. Damage to the structure and shared parts usually falls under the buildings policy arranged by the freeholder or managing agent, while your belongings fall under your own contents policy. The exact position depends on your lease and the policy wordings, which we review before the claim is presented.

Is subsidence common in London?

London Clay makes parts of the capital more prone to shrink-swell subsidence than many other areas, particularly after hot, dry weather and where trees grow close to a building. Cracking on its own does not prove subsidence, so an independent view of the cause is an important first step in any claim.

Where is your London office and how do I get there?

Our London office is at 536 Barking Road, London E13 8QE, about 15 minutes' walk from Plaistow Underground station. The directions links on this page open the route in Google Maps or Apple Maps. Most claims are handled at your property, so please call 020 3410 8351 before you travel.

How much does a loss assessor cost in London?

The initial consultation is free. If we take on your claim, our fee is a percentage of the settlement and is agreed in writing before any work starts, so you know the terms from day one.
